Kinglsey Lakeside Village is an over 60's resort-style development, purpose built for your complete comfort and satisfaction.
Set in a prime location, on the edge of Lake Goollelal Nature Reserve, providing nature’s delights right at the front door, along with Kingsway City Shopping Centre, which is also within walking distance.
Staff are on site during business hours and regular after hours security patrols provide complete peace of mind.
Anyone who can live independently and is over 60 years of age can live in a retirement village, whether you are retired or still working.
Our apartments are occupied on a ‘life lease’ basis, so while you will not own your home outright, you are granted exclusive occupancy for your life.
You may terminate your lease (at any time) by giving written notice of your wish to do so. Your apartment is then prepared for re-lease and every effort is made to sell it as soon as is reasonably practicable for the best market value.
The costs payable by the resident to enter Kingsley are limited to:

The entry price of your chosen villa or apartment (No Stamp Duty is payable on an apartment because it is formally a lease).

An administration fee to cover the cost of processing the Residence Contract, preparing statements and completing settlement.

The cost of connecting to all of your desired utilities including gas, electricity, telephone and internet.

Yes you can, but these changes must first be approved by the Village Manager to ensure the relevant building standards and regulations are met.
When leaving, you pay whats commonly referred to as an 'Exit Fee'. This is based on a percentage of the resale value of your apartment or villa when you leave, and is based on how long you live in the Village
Yes you can, this is your home. Friends and family are welcome to stay with you on a ‘short stay’ basis.
Other residents appreciate knowing their neighbours, so in the interest of maintaining harmony within the village we ask that you let the Village Manager know when you will have guests staying.
Apartments and villas are allocated car parking which will be specified in your Residence Contract. We have three dedicated visitor parking areas in the village.
Yes, Kinglsey provide caravan and boat parking facilities, we don't charge a fee but they are subject to availability.
Pets are welcome at Kingsley. We do require written approval in each instance; however this is not to be unreasonably withheld.
Like most Retirement Villages operators, Kinglsey Lakeside Village has what is referred to as a 'recurrent charge'. This weekly fee broadly covers building insurance, village administration, water consumption, security and maintenance of common village facilities.
All buildings in our Village are covered by a comprehensive insurance policy which is paid for as part of your weekly fees. You will however need your own Contents Insurance.
Yes, you must keep your villa or apartment and its fixtures and fittings in good tenantable repair, fair wear and tear accepted.
Yes you can. In fact this is the most common condition applied against the sale of a Kingsley village home.

Retirement villages can only be accessed by people fully capable of living independently, whereas aged care is a completely separate industry that helps support elderly people with high care needs.
Yes. All our villas and apartments have a 24 hour emergency call system linked to emergency services who are able to access all places within the Village.
All complaints should be directed to the Village Manager, who will address it as soon as possible. As a resident, you also have the option of raising any concerns through the Resident’s Committee.
